Land Registration and Information

Real Property Registry

SNB maintains a network of registries across the province where legal plans and documents related to the ownership of real property can be registered and made available for public scrutiny. The records in the Registries provide land ownership information dating back to the issuance of the original crown grants (over two hundred years of history for some parts of the province). Instruments registered or filed in the registry include deeds, mortgages, wills, subdivision plans, etc.

Registration fee for a legal document $55.00/land parcel
Registration fee for a subdivision plan $55.00/land parcel
Use of Grantor/Grantee Index (search fee) $10.00/half day

Land Information Products and Services

All Land Information products and services offered by SNB are derived from the following databases:

  1. Digital Property Map Database
    - provides a graphical display of land parcels in New Brunswick.

  2. Parcel Index File
    - links the property map to information about the ownership, location, extent, registered documents and survey plans associated with land parcels in New Brunswick.

  3. Assessment Database
    - provides public information about the use and value of real property for purposes of property taxation.

Custom Map Service

What is it?
The Custom Map Service (CMS) is designed to replace the traditional paper maps and land ownership listings provided over-the-counter at SNB Centres. The CMS allows clients to choose the scale and geographic window they want mapped and select the land parcels for which they need ownership and/or assessment information.

How does it work?
SNB staff is available to assist clients in using the system to define the map and data requirements as results are displayed on a computer screen. Clients decide when the map and ownership information displayed on the screen is the information they want to buy.

What will it cost? Property maps will cost $5.00 for an 11x8.5 print, or $7.00 for a 17x11 print. Fees for the associated ownership information are as follows:

Listing 1-25 parcels $1.00/parcel
Listing 25-100 parcels $25.00 total
Listing more than 100 parcels $0.25/parcel

There is a $10.00 user charge or access fee for browsing on the CMS. The search fee for using the CMS is waived if the client purchase CMS products (maps and /or listings) for $10.00 or more.

Real Property Information Internet Services

What is it?
SNB's Real Property Information Internet Service (RPIIS) provides Internet based access to the property map and ownership information on all land parcels in the Province. RPIIS includes a feature called the Land Gazette which allows other agencies of Government to use this gateway as a means to serve public notice of the existence of regulations, restrictions and other land related information that may impact on the use of land.

What does it cost?
You have the option of purchasing access to the service on a transaction basis, or on a fixed time based monthly fee. The transaction based fee is set at $2.00 for all textual information available on a parcel, and for $1.00 to access the property map.

The time-based option consists of a fixed monthly subscription fee of $100.00 providing unlimited log-on time during the month.

How is it accessed?
You will need to apply for an account with SNB in order to access this new service. The application form and other details about this new service may be obtained from the customer support service by calling (506) 856-3704 or by email to rpiis.comments@snb.ca

Searching for real property document at SNB Registries

Clients can search for land information at any Registry Office for a fee of $10.00 per half day. Copies of registered documents and survey plans may be purchased at cost of reproduction.

Telephone or fax inquiries: SNB customer service staff will provide land ownership information to clients over the telephone or by fax. Fees are as follows:

  • Information on 1st parcel: $5.00
  • Information on additional parcels: $3.00
  • Fax charges are extra.

  • Boundaries Confirmation Act

    Service New Brunswick is responsible for the administration of the Boundaries Confirmation Act. The intent of the act is to provide the public with a lower cost alternative to civil litigation (Quieting of Titles Act) as a means of determining the location of a boundary line.
